Oakwood Real Estate Partners Invests in Festival Flea Market Phase II

Oakwood Real Estate Partners is pleased to announce its investment in Festival Flea Market Phase II, a 10-acre site planned for a future industrial development adjacent to Oakwood’s existing Festival Flea Market Phase I project in Pompano Beach, FL. Oakwood has partnered with Foundry Commercial to develop the Property.

The development is in Pompano Beach which features consistently strong fundamentals with an average vacancy rate of 4% and 43% rent growth since the start of 2022, with an extremely tight supply pipeline and high barriers to entry. Two industrial buildings totaling 182K square feet will be built, with 32-foot clear heights, 120-foot truck courts, and building depths of 151 - 169 feet, catering to 25K - 50SF square foot users – Pompano’s core tenant size. The site is less than half a mile from Sample Road with immediate access to Florida’s Turnpike, offering ideal connectivity to I-95 and the broader South Florida MSA. The site is currently leased for van parking, allowing continued income during predevelopment.
