Oakwood Real Estate Partners (“OREP”) and Foundry Commercial (“Foundry”) sell Dorchester Commerce Center in Charleston, SC.
OREP is pleased to announce the recent sale of Dorchester Commerce Center (“Dorchester”), a 38.11-acre industrial development in the Jedburg/Summerville submarket of Charleston, SC. The property is currently improved with 534k sf of modern rear load product across two buildings with 260’ and 280’ building depths and a 210’ shared truck court. OREP/Foundry acquired the land in February 2022 and completed the development in March 2024.
Dorchester is situated at the intersection of Hodge Road and Thorpe Road, providing users with convenient access to I-26, Charleston’s main interstate thoroughfare. The buildings will accommodate the growing number of 20-100k sf distribution and 3PL users moving into the Jedburg submarket due to lack of remaining infill availabilities and the increasing production flows of the Boeing, Mercedes and Volvo campuses situated in Charleston.
OREP, through its affiliates, is the manager of a series of investment funds seeking opportunistic and value-add real estate investments in the lower middle market. Along with its predecessor firm, OREP has invested approximately $600 million of equity and $3 billion in total asset value in over 150 properties. OREP seeks to make $5 to $15 million investments in multifamily, retail, mixed-use, industrial, senior housing, land, and office properties.
